Elite isn’t a name. It’s the standard.
Elite (adj.): the best, the most skilled. That’s not just our name — it’s the standard. Every inspection documented, every number backed up, every report reviewed twice before it goes out. We don’t just meet the standard for home inspections. We’re setting it.

A practical evaluation of visible building systems and components, informed by decades of commercial construction and on-site superintendent experience.
A focused review of the roof, electrical, plumbing, and HVAC systems. Florida insurers commonly request it when evaluating coverage for an older home.
An evaluation of qualifying wind-resistant features such as roof shape, roof-to-wall connections, and opening protection. Insurers use the report to determine available windstorm credits.
As a certified residential thermographer, Kenneth uses thermal imaging to help reveal hidden moisture, electrical hot spots, and insulation gaps the naked eye can’t see.
Comprehensive pool inspections covering the structure, equipment, plumbing, electrical, and safety features — a specialty few inspectors offer.
Lenders require an engineer's foundation certification for manufactured and mobile homes. Through our partnership with Noble Engineering Services, their licensed engineers certify the foundation — reports typically delivered within 48 hours.
On-site collection and certified laboratory analysis of well and drinking water, including bacteria, lead, nitrate, and nitrite testing. Samples are gathered at the property and delivered to the lab for independent analysis.
Every inspection includes a visual termite check at no charge — honestly labeled, not a certified inspection. When a certified WDO report (Form 13645) is required, our licensed partners perform it — Michael's Termite & Pest Control (FL License JB352851) in the Ocala area, Star Termite & Pest Control on the west side — $150, booked in the same call.
A camera inspection of the home's sewer line that can reveal root intrusion, breaks, and blockages before they become your problem. Performed through our partnership with Right This Second Plumbing (FL License CFC1433860), a licensed Florida plumbing company — we coordinate the scheduling, and you pay the plumber directly.
Every home inspection we perform includes a visual check for termites and other wood-destroying organisms at no extra charge. Let's be straight about what that is: a careful look for visible evidence — damage, frass, mud tubes, conditions that invite them — noted in your report. It is not a certified WDO inspection, and we won't word it like one.
When a certified WDO report (Florida Form 13645) is needed — and FHA and VA loans in Florida typically require one — our licensed local partners perform it: Michael's Termite & Pest Control, FL License JB352851, a State of Florida licensed pest control company, in the Ocala and Summerfield area; and Star Termite & Pest Control on the west side, covering Dunnellon and Williston. They do the inspection and issue the official report under their license; we coordinate the scheduling. WDO inspection: $150, booked in the same call as your home inspection — one stop, both done.
No fine print and no wording games. You'll always know exactly which inspection you're getting.
A home inspection can't see underground. A sewer scope can: a camera run through the home's sewer line shows its real condition — root intrusion, cracks, breaks, misaligned or collapsed pipe, and blockages — before a hidden repair becomes your repair.
Sewer scopes are performed by Right This Second Plumbing (FL License CFC1433860), a State of Florida licensed plumbing company based in Ocala. They run the camera and report what they find; we coordinate the scheduling alongside your home inspection so it happens in the same visit window whenever possible. You pay Right This Second Plumbing directly for the sewer scope — we don't mark it up, and the findings come from the licensed plumber who actually scoped the line.
Ask us to add a sewer scope when you book, and we'll line it up.

Our presenter walks you through two of the inspections Florida homeowners ask about most — what gets checked, what the state forms mean, and why the details matter to your wallet.

It is a focused inspection of four major home systems: the roof, electrical, plumbing, and HVAC. Florida insurance companies commonly request the form, especially for older homes.
It documents features that may help a home resist wind damage, including the roof covering, roof shape, roof-to-wall attachment, and protection for windows and doors. Insurers use the findings to determine whether the home qualifies for windstorm discounts.
Thermal imaging can help reveal temperature patterns associated with hidden moisture, electrical hot spots, and insulation gaps that may not be visible to the naked eye. Kenneth Oyster is a certified residential thermographer.
